Making a Change: How to Find a New Career
The trials and tribulations of our current economy have led many people to re-evaluate what they always took to be the core truths of a solid career: working for one company until retirement, following a predictable path of advancement and promotion, and staying within the same industry as a way of leveraging experience. With the shake up of the past few years, however, these tenets of work success have been turned on their heads, and prospective employees the nation over are thinking outside of the box in order to determine how they can best put their skills and ambitions to work—if even that work calls for starting an entirely new career.

Changing your career can be a big ordeal, but with the current economic situation, a career change may be a necessity.
Changing careers can be frightening, and the future can seem uncertain, but a career change is often called for when growth and hiring in your current career is at a standstill. Making a career change can be not only viable, but a ticket to newfound success and personal contentment—as long as it’s handled correctly. Here are some tips on how to make a career change work for you:
- Consider your strengths and personality. If you’re an inherently social person, but have always worked alone behind a desk, consider careers in which dealing with people are a core part of the job. New home sales, marketing, healthcare, and real estate are just some of the industries in which a person with great people skills can truly excel. Conversely, if you’re the quiet reserved type, look into jobs that allow you to build upon your ability to work independently, such as accounting, office operations, or freelancing in your own skill area.
- Consider your interests. Sometimes becoming successful in a new industry is as much about your interest as it is about your tenacity. After all, no one said that work couldn’t be a meaningful and joyful endeavor! Consider your hobbies. What are you really passionate about? What is your favorite thing to do on your day off? How do you tend to spend your free time? If you’ve been in IT for years, but are a foodie at heart, why not look into culinary careers? Perhaps the ex-insurance agent next door likes to build furniture, and could make inroads with a carpentry career. Remember: some of the wealthiest people in the world are the most deeply in love with what they do.
- Consider your history. Take the time to review your work history, and think back on how you felt about each position, each company, and each set of co-workers. It may reveal some discrepancies between what you think you want, and what would actually make you happy on a day-to-day basis. For instance, if you’ve told yourself that you’d love to go into book publishing, but your work history shows that you were frustrated by the bureaucracy of a big company, you may run into trouble in your new career! In this case, you may have to re-evaluate your goal, or re-align it to the reality of your true feelings—perhaps look to freelancing with small publishing houses, and avoid the big business firms that dominate the publishing scene.
- Finally, consider your alternatives. Making a career change doesn’t always have to be as dramatic as going from Wall Street stock broker to Vermont bee-keeper. Once you’ve considered your skills, interests and proclivities, you may find that there are alternate paths within your career that may suit you just fine, and open up new ways of utilizing your work experience. All it takes is a bit of ingenuity, and a trust in your own entrepreneurial spirit, and you too can make a career move that will open up whole new worlds of success and satisfaction.

GoldenTree Insite Partners And LGI Homes Form Joint Venture
Posted by LGI Homes in Fort Worth, LGI Homes, Texas on March 22, 2010
Houston, TX and New York, March 22, 2010 – GoldenTree InSite Partners and LGI Homes announced today that they have entered into a strategic joint venture that combines the financial and residential investment expertise of GoldenTree InSite with LGI Homes’ land development and homebuilding operations. Concurrently, the firms announced they have closed on their initial investment, 175 fully improved residential lots in the Chisholm Springs subdivision in Ft. Worth, TX.
LGI will invest 15% of the equity capital in the new venture, with a fund managed by GoldenTree InSite Partners providing additional capital. LGI will manage the day-to-day operations of the venture. If certain financial targets are met, LGI will receive a promoted share of the cash returns, and the fund received LGI stock warrants.
Tom Shapiro, President of GoldenTree InSite Partners said, “After sitting out of the US market for the last two years, we believe now is the time to invest in residential real estate in markets with strong fundamentals. We have the opportunity to generate positive returns by acquiring lots at a fraction of the customary cost and at a price point where we can build quality housing.”
LGI Homes is a leader in building entry-level housing incorporating a direct-to-the-consumer marketing approach. The effectiveness of LGI Homes’ business model is best evidenced through its financial results. It was recently recognized by Builder Magazine as the only builder in its top 200 to generate unit sales and revenue growth from 2006 through 2008.
“The buy vs. rent ratio is at a twelve year low in the Dallas-Ft Worth market, and when combined with low mortgage rates, is good for our customers.” stated Eric Lipar, CEO of LGI Homes. “We look forward to expanding on our homebuilding success, and further developing our brand with GoldenTree InSite as our financial partner.”
The Chisholm Springs subdivision is located approximately 20 miles northwest of downtown Ft. Worth with direct visibility and immediate access off Highway 287, which provides easy access to Dallas-Ft. Worth’s major employment centers to the south and east. Community amenities include a recreation center with a pool, fitness center, and clubhouse available for homeowners and their guests. Home prices will range from $120,000- $165,000 and feature three-sided brick construction with premium interior finish levels and amenities for homes selling at this price point.
Rob Vahradian, Managing Director of GoldenTree InSite Partners added “We intend to start building and selling homes immediately, and are enthusiastic at the prospect of partnering with a company as well regarded as LGI Homes”
Avila Advisors served as a consultant to LGI in the transaction.
